It is located to the west of Ashburn Rd just south of Oldtown Ashburn and north of Ashburn Farm Pkwy (Farmwell Rd). Sidewalks throughout Ashburn Manor allow residents of the neighborhood to walk to nearby Cedar Lane Elementary School and Oldtown Ashburn. Additionally, there is a multi-use trail adjacent to Beaverdam Run Creek.
